These terms apply to all users of the platform including guests, property owners (hosts), and cluster organisers.

nest.holiday is a technology platform that facilitates direct bookings between guests and independent property owners. We are not a party to any rental agreement and do not act as a travel agent or accommodation provider.

Property owners are solely responsible for the accuracy of their listings, availability, pricing, and compliance with applicable local regulations including Furnished Holiday Let rules.

Bookings are made directly between the guest and the property owner. nest.holiday processes payments on behalf of owners using secure third-party payment processors.

All prices shown are in GBP unless otherwise stated. Guests agree to pay the total price shown at checkout including any applicable fees and taxes.

Cancellation terms are set by individual property owners and displayed on each listing page. nest.holiday enforces the policy selected by the owner (Flexible, Moderate, or Strict).

In cases of dispute, nest.holiday may facilitate communication between parties but cannot guarantee any particular outcome.

Property owners must ensure their listings are accurate, up to date, and compliant with all applicable laws and regulations. Owners must hold appropriate insurance for holiday letting.

nest.holiday reserves the right to suspend or remove listings that violate these terms or our community standards.

All content, trademarks and technology on the nest.holiday platform are the property of Nest Holiday Ltd unless otherwise stated.

We reserve the right to suspend or terminate accounts that breach these terms, engage in fraudulent activity, or damage the platform's reputation or operation.
